Upper East Side

History of Upper East Side

Before Europeans settled in the city, the Upper East Side was the center for rural farmlands and market gardens.

The Upper East Side continued to grow as farmland after the American Revolution. It wasn’t until 1837 when the New York and Harlem Railroad allowed commercial development to begin. And when the El trains helped link the Upper East Side to other parts of the city, the local population grew rapidly.

86th Street and its surrounding area became the hub for Upper East Side’s commercialization and would eventually be known as Yorkville. Farmlands were subdivided, excluding 66th to 76th Streets and from Third Avenue to the river, which became Lenox Hill. American and foreign immigrants flocked to the city in the second half of the 19th century, fueling a boom that forced populations to move outside of downtown districts. This led to the Upper East Side becoming a prime location for residential real estate development by the 1880s.

In the 1910s, the Upper East Side earned the reputation as the premier elite residential destination. With the surge in land values and the enactment of federal income tax in 1913, only the country’s wealthiest could afford to call this neighborhood home. During the early 20th century, construction of luxury apartment buildings began to accommodate more people who were eager to move to the flourishing neighborhood.

Today, the Upper East Side continues to embody classic New York sophistication with its generous offering of boutiques, restaurants, schools, churches, and top-rated nightlife.

With its quiet, tree-lined urban expanse that offers proximity to all important city attractions, the Upper East Side is one of the best places to live in Manhattan, New York. Students and young professionals are drawn to this area because of the excellent job opportunities as well as the endless fun and leisure options that the neighborhood has to offer.

The Upper East Side encompasses three smaller neighborhoods: Carnegie Hill, Lenox Hill, and Yorkville. The area is one of the priciest locations in New York real estate-wise, with the current median price for listed properties approximately being $1,500,000. The median price for sold properties is approximately $97,000. On the other hand, renting a one-bedroom apartment will cost around $2300, while a four-bedroom apartment will go up to $4240 –almost 50% higher than the NYC standard.

An upscale neighborhood will have affluent roots. Some of America’s most famous families have called the Upper East Side home: the Roosevelts, Kennedys, and Rockefellers. And today, some of the most popular celebrities and influential people contribute to this legacy by finding homes in this posh enclave. Famous neighbors include Bill Murray, Christopher Walken, Donald Trump, Drew Barrymore, Mariah Carrey, Kelly Rutherford, Emeril Lagasse, and Ricky Martin, just to name a few.

Things to Do

In addition to charming brownstones, sleek new condos, and the likely chance of bumping into a celebrity, there’s a lot more happening on the Upper East Side. The city’s best museums (most notably, New York’s famous Museum Mile on Fifth Avenue) are located right within the neighborhood, drawing art enthusiasts for its high culture. Other museums to visit include Solomon R. Guggenheim Museum, Museum of the City of New York, and National Academy of Design.

shows, Madison Avenue is the place to go. A shopping mecca, Madison Avenue is home to some of the world’s biggest names in haute couture. And at the south end of the Upper East Side, shoppers will find Bloomingdale’s which takes up an entire city block.

Residents and visitors can turn to Central Park for green space. For those who enjoy outdoor exercise and adventure, there is no shortage of options in the city’s most popular park. And on the East End, there is the dog-friendly Carl Schurz Park –a quaint space offering dog runs and spectacular river views.
